Tower FortyFour combines 12 storeys of retail and high end offices with a further 32 storeys of luxury apartments and three basement levels of car parking.
The basement levels include a foundation raft to address the local soil conditions and support the full load of the tower. Solid concrete slabs were used to construct the basement levels directly below the tower with hollowcore slabs used for the areas adjacent to the tower below the landscaped gardens.
While the original specification for the parking areas of the three basement levels called for a screed to provide a robust and low-maintenance finish, followed by an epoxy resin to designate the parking bays, CCL put forward an alternative screed-free approach, suitable for both the solid and hollowcore basement slab areas.
CCL’s jointless flooring system ‘Surface’ provided a screed-free solution which reduced the applied loads on the slabs and increased the floor-to-soffit height, providing additional headroom and vehicle clearance at the basement levels.
‘Surface’ involves the use of specialist laser-screed equipment to create a joint-free, ultra-flat surface when each slab is cast. The high specification equipment can cover up to 2500 m2 per day enabling all three basement levels to be completed in record time, and much faster than conventional casting. Once the slabs are cast they are polished as part of the final fix, using specialist polishing equipment.
The alternative solution reduced installation time, aided programme co-ordination and provided significant cost savings on the basement levels.
