Value engineering Golden Tower

In order to speed up construction of the 49-storey Golden Tower in Jeddah, CCL devised a solution to value engineer 30 floors of the structure which involved converting multi-level soffits to simple post-tensioned flat slabs.

The original scheme for floors 18 to 48 comprised reinforced concrete slabs which were designed to accommodate sunken bathrooms. This resulted in multi-level soffits of a complicated design, which required complex formwork and would have made MEP installation and coordination time-consuming and costly.

CCL’s solution was to redesign the floorplates to create simple post-tensioned flat slabs. This simplified the formwork, which in turn accelerated the construction schedule, achieving one slab per week, and facilitated the installation of MEP services. As well as the efficiency savings, material costs were reduced with savings on concrete, steel and shuttering.

CCL provided the value-engineered design for the scheme and carried out installation of the flat slab solution.

Golden Tower is a high-end residential development located on the Jeddah Corniche. The 205-metre –high structure offers far-reaching views across the Red Sea.
